    Essexmoving.co.uk is a property website specifically dedicated to essex that allows you to sell/let your property for a one off, low cost, upfront fee with no commission to pay when you sell/let. That’s right, no commission! You write your own details, take your own photographs and are in control from start to finish. We have a database of waiting buyers eager to view your property and will e-mail them as soon as your property goes live. Buyers can view details and photographs of your property online and then contact you direct as you are the best person to answer any questions about the property. As part of your fee we publish your property not only on essexmoving.co.uk but also on: propertiesdirect.co.uk, ononemap.co.uk and home.co.uk. So for a one off fee of only £99 including vat you get exposure to thousands of buyers looking for a property like yours.

  3. How do I value my property for sale or to let?

    The best place to find out how much your property may sell or let for is to look in local property papers to see what else is on the market and for what prices. Websites such as www.mouseprice.com, www.houseprices.co.uk and www.hometrack.co.uk will tell you how much property in your road/area has actually sold and completed for. Also remember that estate agents will offer "free, no obligation market appraisals" so you can take advantage of this service. You do not need an estate agent to value your property. In fact estate agents do not actually value your property. They merely express their opinion and give recommendations and these opinions vary widely from one agent to the next. To get a true valuation of your property you would need a chartered surveyor.

  4. Can I advertise my property with essexmoving.co.uk as well as an estate agent?

    Yes! When you sign a sole agency agreement with an estate agent this means that they are the only agent with the right to market your property. There is nothing stopping you selling privately. As essexmoving.co.uk is not an estate agent we do not contradict any sole agency agreement in place. Our service could be compared to placing a classified ad in the local paper or putting an ad in your local shop window-its just that essexmoving.co.uk gives you much more coverage and is a lot more cost effective. If you do use an estate agent along side essexmoving.co.uk then be sure to check that you sign a sole agency agreement and not a sole selling agreement as the latter means that the agent is the only person with the right to sell the property even if they do not introduce a buyer so in this case you would still be liable to pay their commission-this is very rare these days.

  5. Can I legally sell without an agent?

    Most definitely yes! Estate agents perform no legal function in the house selling process. They merely act as a middleman between buyer and seller basically passing messages from one to the other. Obviously you can do this yourself and save time and money in the process and put yourself in control.

  6. How long can i advertise for?

    As long as you like! The low cost, one off fee you pay means you can advertise until sold. We may contact you from time to time to find out how many enquiries you have had. Obviously you decide how much to price your property at but you may find that if your property is on the market for some time without much interest a drop in price or change in the details can help. We would be more than happy to advise you on this.

  7. What happens when someone agrees to buy/rent my home?

    When somebody agrees to buy your home you must swap solicitors details with them. Your solicitor will then deal with the transaction for you. As mentioned before, an estate agent performs no legal function. All they would do is chase everything for you-but you can easily do this yourself and save thousands. It is a good idea to keep chasing your solicitor and make sure you get a phone no. From the buyers so that you can keep in regular contact with them. If you are unsure about anything along the way just ask your solicitor as they should be able to answer any query you may have and that is what you are paying them for after all. In the case of lettings you can buy a simple tenancy agreement from shops such as Whsmith. The tenant and yourself both sign the document and they can move in quickly and start paying you rent.   8. Why should I have a for sale sign?

    It is a good idea to have a for sale sign as lots of people when looking for property will simply drive around the area they are looking in to find out more about it and also see if they can find any boards. It is another form of exposure and could agree you a sale/let before you know it!!

  9. What about security?

    The issues over personal safety and the safety of your property are usually blown out of proportion by estate agents eager to deter you from selling privately. Consider the following:
    • The only contact details published on the website are the ones that you have specified. Anybody enquiring about the property does not know if they are talking to a 25 stone body builder or a martial arts expert.
    • Essexmoving never publishes specific addresses where as estate agents occasionally even publish the house no!! Also estate agents hand out particulars with your full address on it to anyone walking in off the street. With essexmoving the only people who find out your full address are the people that you decide to tell after a conversation with them.
    • The only people that can therefore visit your home are people you have spoken to and are happy with and you have invited them to visit.
    • The Essexmoving for sale board works in exactly the same way as an estate agents board-it only displays our telephone no. And website address and specifically states that viewing is by appointment only. Any enquiries we receive from boards are given the basic information regarding price and no. Of bedrooms etc and then we give them the contact no. Nominated by you. We always stress to buyers they must contact you before visiting and must not just turn up.
    • Consider how many classified adverts for property, cars etc are placed in shop windows and local papers each week. One can only conclude from this that any risks are very minimal.
    • Finally we would always recommend that you obtain the buyers name, address and landline telephone no. And that you are accompanied by a friend or relative when the viewing takes place.

  10. What happens if I receive no enquiries for my property?

    As with having your property on the market with an estate agent, there are never any guarantees that somebody will want your property. There are many factors to consider when selling a property such as: price, market conditions, condition of the property, quality of photographs and description. It is most unusual for people to have no enquiries but any one of the above factors and more can affect things. If you do find that after a little while you have no interest consider dropping the price or taking new photographs to keep the advert fresh. Again, we at essex moving would be more than happy to discuss matters with you.     You would have instructed a solicitor to act for you in the sale of your house and you would usually be paying them hundreds of pounds. So make sure you get your moneys worth and ask them as many questions as you need to. Also, remember that essexmoving.co.uk is run by experienced estate agents and we are more than happy to offer you advice at no extra cost. In the case of lettings we will try and advise you where possible and the lettings process is far simpler anyway.

  15. Do you accept Cheques as payment?

    Yes. If you wish to pay by cheque simply send it to: Essexmoving.co.uk, Suite SF9 The Heybridge Business Centre, Maldon, Essex CM9 4ND along with the reference no. of the property you have created. As soon as the cheque is cleared we will set the property live for you.
